Structural steel frame and concrete slabs. Facade is limestone and cast aluminum and features new energy code windows with historic profiles.
New through building lobby connecting 51st to 52nd Street. Lobby finishes include marble and limestone walls, terrazzo floors and an elemental designed ceiling. Lobby will include a skylight, bronze concierge desk and gallery space for public art. The ground floor elevator lobbies will continue with the main lobby finishes and artist-designed bronze elevator doors. The street level facade will be reinstated with tempered monolithic glass, light statuary bronze mullions and Deer Isle granite. The bronze curvilinear entrance on 51st Street invokes the original design of 75 Rockefeller Plaza.

The building is cooled with (2) 800 ton and (1) 400 ton electrical centrifugal chillers. This plant is sized for N+1 redundancy. The chilled water from this plant is circulated through new fan coil units with new fcu covers at the perimeter throughout the building. Each perimeter fan coil unit has a point of control. The cooling for the interior zone on the low rise floors is provided by (2) 10 ton floor mounted VAV AHU’s while the cooling for the interior of the high rise floors is provided by (2) 5 ton ceiling mounted constant volume fan coil units. Three 900 ton cooling towers (N+1 redundancy) serve this equipment. Ventilation of the floors will be provided at a rate of .16 cfm sft of outside air.
The cooling tower capacity allows for 600 tons of excess condenser water (while still providing N+1 redundancy) for the use of tenant supplemental requirements. Each high rise floor is allotted 15 tons per floor while each low rise floor is allotted 30 tons per floor. This condenser water will be available 24/7.
Gas fired condensing boilers on the 33rd floor, generating a total of 16 million BTUs, produce hot water utilized by the interior units which provide heating to the floors in conjunction with perimeter electric heat.
New women’s and men’s rooms on every floor. Porcelain tile walls and floors, stainless steel toilet partitions, marble vanity tops.
All floors have access to the building’s fiber optics. Incoming service is at the cellar level with one (1) closet provided on each tenant floor.
